DEVELOPMENT
The project development services has to create a realistic master developer schedule that fuses all development phases (ie) pre-acquisition due diligence, pre-planning, programming, design development, permit phase, bid phase, construction, post construction and turnover. The schedule creates an important timeline that forms the basis of major decision points in a project and keeps a project on track. Big Ocean 33 has the proper tools and experience to convey the goal.
DESIGN
We collaborate with brand experts, creative directors, architects, interior designers and other support consultants for the desired project to come to fruition.
OWNER'S REPRESENTATION
We will provide oversight and coordination of the project from the owner’s perspective to ensure that it is delivered on schedule, on budget, and at the highest quality.
Ownership representation can start of the design development phase, permit phase or construction phase of the development. If elected by ownership, we can offer the coordination with operations and owner related items as part of the standard basic services.
CONSTRUCTION
Construction services start period is at the design phase. We will review the documents from a constructability standpoint and bring in during the estimating phase subcontractors and vendors to assist the design team to plan and specify components, systems and products that code, and ownership compliant. We will also manage the permit process and create a timeline to keep the project on track.
